Greyhound Gap - Property search - UPDATE - PLEASE READ AND FORWARD!
First of all we would like to thank you all for sending so many links to great properties after our recent appeal. We have been researching the possibility of renting a property with kennels, however, all the properties suitable for rental appear to have been let.
Many of the emails and responses sent were links to suitable properties for sale. After a discussion with the trustees we decided that property purchase was a route we needed to pursue and look into.
We have now done that after contacting banks, supplying accounts and talking to various other independant individuals and it seems that its totally feasible for us to be in a position to secure and repay a commercial mortgage in fact, a commercial mortgage repayment plan would prove considerably lower than our current £2000 - £2500 monthly private boarding kennel fees.
However there is one small problem. A commercial mortgage means that you can only borrow 70% against the property value leaving a 30% short fall which will be needed to put down as a deposit. This means an amount of £100,000 is needed.
Our future long term aims for the rescue need to be to secure a property of our own therefore we are launching an appeal to help us raise and secure the deposit. This will not only provide the charity with a valuable asset and allow us to push forward but will mean more security and a better future for the dogs in our care.
Working from our own property means that we can put more emphasis on sanctuary for those dogs who are so emotionally distured that their behaviour makes them unhomable. We can provide them with a better quality of life and they can be afforded 24/7 care. It also means that rehabilitation for those requiring remedial behaviour work can be undertaken at a much needed quicker pace, securing them homes asap and allowing more dogs to reach the safety of Gap's net.
We will also be in a position to welcome more volunteers onto our own premises affording the dogs more one to one attention which will give them more socialisation and a better quality of life.
We have seen several properties that suit our needs currently on the market. It makes sense that those providing the best facilities for ourselves are those being sold and marketed as commercial NGRC racing kennels. The added bonus for us there is that we would be taking one of these properties off the market and turning it into a property that would be used instead as a *safe haven*.
Now, how do we raise £100,000, it looks a lot of money!! It is a lot of money but broken down into smaller chunks its not as impossible as it might sound at first.
Finding 100,000 people to donate just £1.00 would take us to our target, But to enable us to do this, we need your help.
We have set up a Just Giving page at http://www.justgiving.com/kennelsraiser
Through this page you or your friends or family can do just that, donate just £1. Could you sell muffins or jam at work to then donate the proceeds to us? This way we may secure £1 from someone who may not necessarily just donate to a greyhound rescue charity but may like a nice pot of jam. Could you get your school, college or work place involved? Your company, school or college may be willing to match the amount you raise. Every £1 from every person is an extra £1 towards our goal. Together we *can* make this happen.
As this is such a large task we do feel it would be nice for Greyhound Gap to give something back other than just a mass thank you on behalf of us and the dogs. Therefore any individual who donates £1 or company that donates or raises however much is being invited to send us an email with simply theirs or contributors names. At such a time as we secure a property all of these emails and names will be added to either a folder or a specially made bound book and will be proudly displayed in the reception area for all to see.
It also needs noting that none of the above is in anyway, shape or form a malignment of our current kennels and their staff. They are fabulous and often go above and beyond the call of duty for the dogs in Greyhound Gap's care but now is the time we need to be in a position to be with our dogs 24/7.
We also have to remember that aside from raising money for the property we still have to carry on fundraising for the day to day running of the rescue which will continue with stalls at shows, meet and greets, street collections and forum competitions. Any fundraising events arranged specifically for raising funds for the property will be clearly described so everyone will be aware that, unless specified, all other fundraising will be for the benefit of the charity's running costs.
Lastly we would like to thank you all for your support of Greyhound Gap over the years, we would never have got this far without the help of our supporters in whatever way and we never forget that. To help us move forward please remember all it takes is a pound to help us help hounds into homes.
If everyone who receives this email sends it to friends and family, seek permission to add to other lists be they dog forums or general other and possibly to add to signatures if agreeable we just never know how quickly obtainable this will be! The further it spreads the more chance we have of securing a result for the dogs!
Thank you all
The Trustees of Greyhound Gap.
